Chonburi is considered the second most important province after Bangkok and its surrounding areas, as it serves as a center for administration, tourism, industry, and more. Therefore, the real estate market in Chonburi, especially in Pattaya, stands out compared to other provinces.

Dr. Sopon Pornchokchai, President, Agency for Real Estate Affairs (www.area.co.th), stated that Chonburi province has the second highest number of residential projects after Bangkok and its surrounding areas, with a total of 1,842 projects currently for sale by the end of 2025. These projects are broken down as follows: Mueang Chonburi (426 projects), Bang Saen (247 projects), Si Racha (222 projects), Laem Chabang (91 projects), Bowin (150 projects), Pattaya (west coast, west of Sukhumvit Road) (284 projects), Pattaya (east coast, east of Sukhumvit Road) (303 projects), and Sattahip (120 projects).

Although Mueang District has the highest number of projects,
1. The highest number of sales units is located in Pattaya seaside (west of Sukhumvit Road), with 94,038 units. This is followed by Mueang Chonburi district with 61,201 units, and thirdly, Si Racha district with 37,966 units. Sattahip district has the fewest units at 10,019.
2. However, when counting the number of remaining units for sale, it appears that Mueang District has the highest number of unsold units at 11,376 units, followed by the Pattaya beachfront (west of Sukhumvit Road) with 8,550 units, and the Pattaya hillside (east of Sukhumvit Road) with 4,749 units. The area with the fewest unsold units is Sattahip, with only 636 units remaining.
3. Pattaya's beachfront side has the highest value of unsold units, totaling 49,261 million baht (USD 1,515.7 million). This is because the average selling price per unit is higher than elsewhere, at approximately 3.934 million baht (USD 120,985) per unit. The hillside area of Pattaya also has a high value of unsold units, totaling 32,425 million baht (USD 997.7 million), with an average price as high as 3.813 million baht (USD 117,323) per unit.
4. The best-selling area is Laem Chabang, where 3.1% of all units sold per month are recorded. It will take approximately 32.3 months to sell all remaining units. The area with the lowest monthly sales is Bowin, where only 1.7% of all units sold per month are recorded. It will take 58.7 months to sell all remaining units.
Types of housing in Chonburi Province.

The primary product sold in Chonburi province is condominiums, totaling 150,841 units out of 304,294 units, or 50%. This is followed by townhouses (73,428 units) and detached houses (42,818 units), then semi-detached houses and shophouses. The majority of units sold are condominiums, totaling 135,902 units out of 264,773 units, or 51% of the total. Naturally, the largest group of unsold units are condominiums, totaling 14,939 units out of 39,521 units, or 38% of the total. This indicates that condominiums tend to sell faster than other products, with a monthly sales rate of 2.9% compared to townhouses (1.8%) and detached houses (1.9%). Therefore, condominiums can be sold out within 34.1 months, while the average time for all residential properties to sell out is 41.1 months.

In Chonburi province, in 2025, 11,632 units were sold, totaling 49,678 million baht (USD 1,528.6 million), at an average price of 4.099 million baht (USD 126,123) per unit. This represents approximately 23% of the total units sold in Bangkok and its surrounding areas, which numbered around 50,472 units. The best-selling item was condominiums, with 7,830 units totaling 33,186 million baht (USD 1,021.1), or 67% of the total units and value sold in Chonburi province. Condominiums still have approximately 17.6 months remaining unsold, while other items sold at significantly lower rates, averaging 30.7 months. The situation remains concerning.
A detailed survey revealed that:
1. In Mueang Chonburi District, the most abundant product is townhouses, especially in the 2-3 million baht price range, with 3,006 units sold. However, only 232 units were sold. The best-selling product is condominiums, particularly those priced between 1-2 million baht, with 2,464 units sold.
2. In Bang Saen district, Chonburi, the most abundant product is townhouses, especially in the 2-3 million baht price range, with 1,078 units sold. However, only 88 units were sold. The best-selling product is condominiums, particularly those priced between 1-2 million baht, with 673 units sold.
3. In Si Racha District, Chonburi, the most abundant product is condominiums, especially in the 1-2 million baht price range, with 1,239 units purchased but only 346 units sold. The second most common product is townhouses, also in the 1-2 million baht range, with 688 units purchased but only 127 units sold. This district has a small housing market.
4. In Bang Saen, Chonburi, the most abundant product is townhouses, especially in the 2-3 million baht price range, with 854 units sold but only 93 units available. Condominiums are the best-selling, particularly those priced between 1-2 million baht, with 808 units sold. Other product types are sold in very small quantities.
5. In the Bowin area of Chonburi, the most abundant product is townhouses, especially in the 1-2 million baht price range, with 2,773 units sold out to 304 units. There are no condominiums in this area. Other important products are detached and semi-detached houses, primarily in the 3-5 million baht price range.
6. Pattaya's seaside area (west of Sukhumvit Road) primarily consists of condominiums. The most popular units for sale are in the 3-5 million baht price range (4,740 units, 1,481 sold), followed by the 5-7 million baht range (3,837 units, 1,834 sold). Units priced over 10 million baht are only about 1,200, not as numerous as in Phuket.
7. On the hillside of Pattaya (east of Sukhumvit Road), the main product is detached houses, with 2,436 units total, of which 435 have been sold. The largest segment is priced between 5-7 million baht (569 units, 156 sold). There are 951 units priced above 10 million baht, of which only 169 have been sold. Sales are relatively slow.
8. Sattahip: This is a small market, with the main product being single-family homes (552 units). Condominiums are only 180 units. The largest group of single-family homes are priced between 3-5 million baht (204 units, 55 sold), followed by those priced between 2-3 million baht (190 units, 18 sold). The condominium market is also small, with only 180 units, the main segment being the higher-priced 7-10 million baht (98 units, 34 sold).
In sum, the housing market in Chonburi province has slowed down considerably. This may be partly due to large factories relocating to other countries, resulting in job losses, and Chinese factories not hiring as many Thai workers as before. However, tourist areas like Pattaya continue to experience growth, and Pattaya's overall future looks better than other
