Newly Launched Real Estate in Bangkok, July 2020

ln July 2020, there were 24 projects newly launched in the Bangkok Metropolitan Region with a total units of 5,460 worth at Baht 20.579 billion or USD 664 million.  A unit offered were on the average Baht 3.769 million or USD 121,582.

 

Dr.Sopon Pornchokchai, President, Agency for Real Estate Affairs (www.area.co.th) which is the largest and foremost real estate information centre in Thailand since 1994 found in the field survey that in July 2020, 5,460 units were newly launched in Bangkok.  Most of them were owner-occupied residential properties.  The total value of the development was Baht 20.579 billion or USD 664 million.  On the average, it was offered at Baht 3.769 million or USD 121,582.
 

The largest proportion of the units, 2,496 or 46% of them were townhouses (rowhouses).  Condominiums (owner-occupied apartments) constituted the second largest grouip with 1,962 units (36%) followed by detached houses of 532 units (10%).  The rest constituted of semi-detached houses, shophouses and the like.  In terms of value, townhouses were launched for Baht 7.084 billion or USD 229 million followed by detached houses (Baht 5.721 billion or USD 185 million) which were 28% of the total and condominiums (Baht 5.17 billion or USD 167 million) which were another 25%.

 

The average price at Baht 3.769 million or USD 121,582 was cheaper than last month for some 8% because there were a large group of condominiums priced between Baht 2 to 3 million for 1,639 units.  Normally, prices offered tended to be higher than last years because not many cheaper units were launched.  The less- privileged or the lower-income groups did not have affordability to buy during this period.

 

It should be mentioned that except January, during February to July 2020 for six months, townhouses became the largest group of products launched.  Condominiums were less-preferable due to the stage of oversupplies for the time being.
